About our bathroom resealing in Gibraltar

Homes in Gibraltar have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with water escaping at the shower enclosure and black spots spreading through the bead, across sinks & splashbacks, basins & vanity units and baths.

Around Gibraltar, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Somewhere like Gibraltar needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Let us know about parking restrictions

Advice

Surface by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Gibraltar, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Gibraltar questions

Can you do bathroom resealing in Gibraltar?

Yes. Our work covers London and the South East, and Gibraltar is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Do you work for landlords with property near Haddenham & Thame Parkway station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Gibraltar homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For an older house near a landmark such as Church of Saints Peter and Paul, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Haddenham & Thame Parkway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Give the silicone its full cure time
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then
  • Do not let bottles sit on the bead

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It’s based on:

  • The type of sealant required
  • How easy the joints are to reach
  • How many areas need sealing
  • The old material and how stubborn it is

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • Where the property is
  • The rough size of the job
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.
