Bathroom resealing across City of London: what to expect
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and baths, and people most often call us about black spots spreading through the bead and a joint torn by a bath that flexes.
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Where we work in City of London
In City of London, bathroom resealing takes in flats, houses, rentals and businesses, from City of London to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in City of London, joints are cleaned back properly before anything new goes in.
City of London: City of London is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as Fashion Retail Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows.
Questions to ask before booking
- What guarantee comes with the work
- Who does the work, and how experienced they are
- Whether you can choose the colour
- Whether they’re fully insured
Surface by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Look for lifting corners and small gaps now and then
- Keep the fan on for a while after bathing
- Give the silicone its full cure time
- Use gentle cleaners on the silicone
Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Common problems we fix in City of London
Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
People usually contact us after spotting one of these:
- Splits where the tray meets the wall
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
- Shrunken sealant along the back of a worktop
City of London questions
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
