Window mastic in Wrotham Heath, done properly
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on aluminium frames, composite doors and window sills, and people most often call us about rain getting in at the frame or under the sill and draughty joints inside around the window.
Outdoor sealant needs dry, clean surfaces, so work on frames around Wrotham Heath is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.
Our work is backed for twelve months, in Wrotham Heath and everywhere else we cover.

What happens if it’s left?
The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like Wrotham Heath, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us and we’ll talk you through it.

Window mastic in Wrotham Heath: local notes
With historic houses such as Old Soar Manor (about 2.7 miles south-west) nearby, there’s older building stock in the area around Wrotham Heath as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Letting a property close to Borough Green & Wrotham station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Platt Church of England Voluntary Aided Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Church of St Margaret, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. Somewhere as small as Wrotham Heath, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Mention any parking rules near the property
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work

Common questions in Wrotham Heath
Is Wrotham Heath within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Borough Green & Wrotham station. Can you help?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Where are you based?
We work from Crawley. We cover Wrotham Heath and the rest of Kent, along with the rest of our area.
Do you seal inside as well as outside?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Do you have sealant for grey or black windows?
Yes. We can use white, brown, anthracite grey, black or clear.
Can resealing stop a draught around my window?
In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Clean frames with a soft cloth and soapy water
- Walk round the house once a year and look at the joints
- Keep paint and stain on wooden frames in good order
- Keep paint off silicone joints
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
Surface by surface
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
