Window mastic for homes and businesses in Willian

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on window sills, patio & French doors and uPVC windows, and people most often call us about gaps between the frame and the inside reveal and white mastic on grey or black frames.

Outdoor sealant needs dry, clean surfaces, so work on frames around Willian is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

All our work comes with a 12-month guarantee.

What happens if it’s left?

The work is quick compared with the damage it prevents: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. Older cottages and farmhouses around Willian can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Common problems we fix in Willian

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty joints inside around the window
  • Gaps left after new windows were fitted
  • Cold air getting in at the frame edge
  • Mastic that has split away from the wall

Rented homes near Letchworth Garden City station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

FAQs for Willian

Do you cover smaller places like Willian?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Letchworth Garden City station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you get sealant to suit coloured frames?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Will new mastic stop draughts?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

What does window mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job.

How the job changes by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

Aftercare tips

After the cure time, these simple habits help:

  • Wipe condensation off the frames
  • Check the mastic once a year
  • Don’t paint over the silicone
  • Avoid blasting the frames with a pressure washer

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

How we quote for window mastic

You will get a clear quote before work begins. It takes into account:

  • Working hours on commercial sites
  • Access and height
  • Mould in or behind the old joints
  • The size of the job

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

Every job is quoted individually, so the first step is telling us about yours. Just call 0345 464 0079 or email us with the details.

What happens on the day

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes most of a day for a typical house, less for a few frames for a typical job. For a village or hamlet like Willian, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Mention any tricky access
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

Getting a quote

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will take it from there.

What window mastic looks like in Willian

Willian is part of Letchworth Garden City, one of England’s garden cities. Some older homes may keep timber windows; many others have had replacements. The mastic around both needs looking after. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Lordship Farm Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Church of All Saints, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
