How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Wicken Bonhunt needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Mention any sign-in or site rules at work premises

Advice

Window mastic in Wicken Bonhunt

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you’re dealing with mastic that’s falling out in pieces and rain getting in at the frame or under the sill, we can help, on patio & French doors, window sills and timber windows & doors alike.

Somewhere as small as Wicken Bonhunt, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or send us an email.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Composite doors
  • Window sills
  • uPVC windows

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep jet washers away from the mastic
  • Paint up to the joint, not over it
  • Ventilate rooms so frames don’t stay wet inside
  • Check the mastic once a year

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

How the job changes by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Your questions about window mastic in Wicken Bonhunt

Is Wicken Bonhunt in your area for window mastic?

Yes. We work across London and the South East, and Wicken Bonhunt is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

Will you come out to Wicken Bonhunt?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long should I leave it?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Wicken Bonhunt homes and the weather

With historic houses such as Audley End House (about 3.7 miles north-east) nearby, there’s older building stock in the area around Wicken Bonhunt as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Newport (Essex) station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Joyce Frankland Academy? Then its window and door frames need their mastic kept sound, just like a home’s. Homes close to Church of St Margaret include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

How we quote for window mastic

There’s no set price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • Access and height
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Why act early in Wicken Bonhunt

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. In a small place like Wicken Bonhunt, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.
