Windows and doors in Wesley End
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Hedingham Castle (about 4.8 miles south-east) are a reminder that the area around Wesley End has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
In and around Wesley End, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How we handle window mastic in Wesley End
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on composite doors, timber windows & doors and patio & French doors, and people most often call us about mastic that’s falling out in pieces and cracked or shrunken mastic around the frame.
Homes in small places like Wesley End often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Wesley End questions
Do you cover smaller places like Wesley End?
Yes. Wesley End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Wesley End in your area for window mastic?
Yes, Wesley End is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.
Can resealing stop a draught around my window?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you work for letting agents?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
When something else is needed
We will not take on work that won’t last, so these are the limits:
- A door that needs adjusting, rehanging or new seals
- A frame that has rotted at the joint
- Faulty window hardware
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.
Joints and surfaces we work on
- Composite doors
- Aluminium frames
- Patio & French doors
- uPVC windows
- Timber windows & doors
- Window sills
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
- Avoid blasting the frames with a pressure washer
- Repaint timber before it’s bare
Silicone can’t normally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
The process
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of frames, longer for a whole house. Somewhere as small as Wesley End, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in

Advice
What affects the cost of window mastic
We don’t publish a price list, because no two jobs are the same. What we look at:
- The old material and how stubborn it is
- The product the joint needs
- How much there is to do
- How many areas need sealing
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
When you contact us, it’s useful to know:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Photos by email, if that’s easy
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or drop us an email.
Common problems we fix in Wesley End
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.
Most people get in touch after spotting something like this:
- Mastic that has split away from the wall
- Gaps where the sill meets the wall
- Rain getting in at the frame or under the sill
- Cracked internal joints between frame and plaster
In the older streets around Parish Church of St Peter and St Thomas, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Surface by surface
Patio & French doors
Door frames take knocks and movement every time the doors are used. The sealant must cope with it without cracking.
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
