How we handle window mastic in Tovil

Around Tovil we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We’re often asked to deal with cracked or shrunken mastic around the frame and whistling draughts around closed windows, on patio & French doors, timber windows & doors and uPVC windows.

In a smaller place like Tovil, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

You get a one-year guarantee, the same in Tovil as everywhere else we work.

Tovil homes and the weather

With historic houses such as Stoneacre (about 3.1 miles east) nearby, there’s older building stock in the area around Tovil as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Maidstone West station, renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to St Michael and All Angels Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Tovil is about 1 mile west of Maidstone, in Kent. We carry out window mastic for homeowners, landlords and businesses in Tovil. Across Kent, we cover 922 places, Tovil among them. You can also see our page for London, about 31 miles away.

Why deal with it now?

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we’ll tell you. In a smaller place like Tovil, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and send you a clear quote before we start.

Tovil questions

Is Tovil within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Maidstone West station?

Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you have insurance?

Yes. Mr Mastic is fully insured.

What does window mastic cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or drop us an email and let us know what needs doing and where.

Do you seal inside as well as outside?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

How long should I leave it?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Surface by surface

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Clear any debris from frame drain holes
  • Keep paint off silicone joints
  • Clean frames with a soft cloth and soapy water
  • Don’t aim a pressure washer at the joints

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

What we’re called out for in Tovil

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

Common reasons people contact us include:

  • Cracked internal joints between frame and plaster
  • A bead that doesn’t match the frame
  • Damp patches on the reveal after heavy rain
  • Gaps left after new windows were fitted

If you look after a building such as Archbishop Courtenay Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Our hiring checklist

The process

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. A visit to Tovil is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Let us know about parking restrictions
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

What affects the quote in Tovil

There’s no set price list, because jobs vary so much. What we look at:

  • Which sealant suits the joint
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The size of the job

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • Where the property is
  • The problem you’ve noticed
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
