Window mastic in Strood, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on uPVC windows, aluminium frames and window sills, and common reasons people get in touch are white mastic on grey or black frames and cracked internal joints between frame and plaster.

In a village or hamlet like Strood, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Worn gaskets, brush seals or a door that has dropped
  • Soft or decayed wood in the frame
  • Faulty window hardware

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Composite doors
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • Aluminium frames

Leave it or put it right?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. Older cottages and farmhouses around Strood can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take most of a day for a typical house, less for a few frames. Somewhere as small as Strood, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Do you do commercial work?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What window mastic looks like in Strood

Historic houses like Smallhythe Place (about 2.6 miles south-east) are a reminder that the area around Strood has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Parish Church of St Mary, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Rolvenden Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

How the job changes by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep drainage slots and sill grooves clear
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant
  • Keep paint off silicone joints

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
