We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

About our window mastic in Shulishader

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on window sills, patio & French doors and uPVC windows, and people most often call us about white mastic on grey or black frames and cracked or shrunken mastic around the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Every job comes with a one-year guarantee.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job normally takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Shulishader need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Keep solvents and bleach off the sealant
  • Keep timber frames painted
  • Avoid blasting the frames with a pressure washer
  • Wipe condensation off the frames

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

What the job involves on each surface

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the sealant goes in between frame and wall and tooled smooth.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

What affects the cost of window mastic

Every job gets its own quote. This is what makes a difference:

  • The type of sealant required
  • The size of the job
  • Any working-time requirements on site
  • Mould in or behind the old joints

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The rough size of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.

Common problems we fix in Shulishader

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Any of these means the joints need attention:

  • Draughts coming in around windows and doors
  • Damp patches on the reveal after heavy rain
  • Mastic that is falling out in pieces
  • Mastic that has split away from the wall

Schools such as Aird Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Before you book anyone

  • Are they insured?
  • What the cure time is
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first

Choosing a sealant specialist

Leave it or put it right?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Shulishader: your questions answered

Does the coastal weather in Shulishader affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Shulishader?

Yes. Shulishader is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is the new sealant paintable?

Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Will resealing my frames help with draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How do I get a quote for window mastic in Shulishader?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Window mastic in Shulishader: local notes

Shulishader is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In and around Shulishader, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
