Window mastic in Sheering
Around Sheering we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on uPVC windows, composite doors and timber windows & doors, and common reasons people get in touch are leaking joints at the ends of sills and a bead that doesn’t match the frame.
Somewhere as small as Sheering, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
You get a one-year guarantee, the same in Sheering as everywhere else we work.

DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Landlords, agents and businesses in Sheering
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Around Sheering, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

The process
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. In a small place like Sheering, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed

How to look after the new joints
Looking after new joints is easy:
- Use gentle cleaners on frames and sealant
- Do not use solvent cleaners on the joint
- Keep drainage slots and sill grooves clear
- Air rooms to keep condensation down around windows
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
Different surfaces, different methods
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
What window mastic looks like in Sheering
Historic houses like Barrington Hall (about 3.5 miles north-east) are a reminder that the area around Sheering has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Sawbridgeworth station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Parish Church of St Mary the Virgin, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Hatfield Heath Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
