Window mastic for Sandling homes and businesses

Window mastic for homes and businesses in Sandling

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you’re dealing with cracked or shrunken mastic around the frame and white mastic on grey or black frames, we can put it right.

Homes in small places like Sandling often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

We stand behind the work with a 12-month guarantee.

Why act early in Sandling

Getting a straight, even bead on an outside frame takes practice, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Older cottages and farmhouses around Sandling can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why book with us

  • ARBOMaster approved applicator
  • You choose the colour before work begins

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • A sash or casement that will not close properly
  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

Joints and surfaces we work on

  • uPVC windows
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • Window sills

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep paint and stain on wooden frames in good order
  • Paint up to the joint, not over it
  • Wipe condensation off the frames
  • Clean frames with a soft cloth and soapy water

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again.

The process

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Sandling needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in
  • Move anything stored near the joints

Sandling questions

Is Sandling within the area you cover?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Maidstone East station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

How many windows can you do in a day?

A few frames take a few hours. We confirm the timing with your quote.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee, and we’re fully insured.

What information do you need?

Let us know what needs doing and where. We will ask anything else we need to know.

Can new window sealant be painted?

It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Tell us if you’re decorating and we will choose accordingly.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What the job involves on each surface

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

What window mastic looks like in Sandling

With historic houses such as Stoneacre (about 4.2 miles south-east) nearby, there’s older building stock in the area around Sandling as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to St Paul's Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as Sandling Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Maidstone East station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
