Window mastic for Peppard Hill homes and businesses

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Window mastic in Peppard Hill

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. Common call-outs are for whistling draughts around closed windows and mastic that’s falling out in pieces, across patio & French doors, aluminium frames and window sills.

Somewhere as small as Peppard Hill, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Frames and glazing around Peppard Hill

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Greys Court (about 1.9 miles north-east) are a reminder that the area around Peppard Hill has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Managing a site like Peppard Church of England Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near The Church of Christ the King, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Henley-On-Thames station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How we quote for window mastic

We do not publish a price list. What we look at:

  • How much there is to do
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

When you contact us, it’s useful to know:

  • Whether it’s a home or a business
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • Where the property is

To get a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Leave it or put it right?

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a small place like Peppard Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Peppard Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height

Advice

Aftercare tips

So the new joints stay in good condition:

  • Keep timber frames painted
  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant
  • Keep drainage slots and sill grooves clear

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Draughts through the window seals rather than the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Peppard Hill questions

Is Peppard Hill within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Henley-On-Thames station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long does it take to reseal the windows on a house?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
