Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Paint up to the joint, not over it
  • Ventilate rooms so frames don’t stay wet inside
  • Avoid harsh chemicals near the mastic
  • Walk round the house once a year and look at the joints

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Window mastic for homes and businesses in Northaw Valley

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Common call-outs are for a bead that doesn’t match the frame and untidy mastic left by window fitters, across timber windows & doors, uPVC windows and aluminium frames.

Homes in small places like Northaw Valley often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Whatever the size of the job, it’s backed by our one-year guarantee.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Leave it or put it right?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Where a wall is exposed, as many are in small places like Northaw Valley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Northaw Valley needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints

Related advice

Do you need window mastic in Northaw Valley?

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

Keep an eye out for these signs:

  • Cracked internal joints between frame and plaster
  • Black, perished sealant on frames
  • Rushed sealant from a window installation
  • Cracked or shrunken mastic around the frame

For an older house near a landmark such as Parish Church of St Thomas A Becket, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Northaw Valley homes and the weather

With historic houses such as Wyllyotts Manor (about 2.4 miles west) nearby, there’s older building stock in the area around Northaw Valley as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like St. John's Senior School? Then the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Crews Hill station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A sash or casement that won’t close properly
  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.
