How we handle window mastic in North Street

The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. We work on composite doors, aluminium frames and timber windows & doors, and common reasons people get in touch are mastic that’s falling out in pieces and untidy mastic left by window fitters.

Mastic can only go onto a dry, clean joint, so window work in North Street is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

How we quote for window mastic

You’ll get a clear quote before any work starts. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • Access and height
  • When we can work, for business premises
  • Any mould that needs treating

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Where the property is

Every job is quoted individually, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job, and photos are welcome.

What window mastic looks like in North Street

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Belmont House and Gardens (about 2 miles south-west) are a reminder that the area around North Street has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

In the older streets around Church of St James, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Sheldwich Primary School, the mastic around its windows and doors needs looking after like any other building’s.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.

What we seal

  • Aluminium frames
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Timber windows & doors

How it works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. The work usually takes a few hours for a few frames, or a day or more for a whole house. Somewhere as small as North Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

What we’re called out for in North Street

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

Keep an eye out for any of the following:

  • Draughts coming in around windows and doors
  • Gaps where the sill meets the wall
  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall

For landlords with property near Faversham station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

10 questions to ask before booking

FAQs for North Street

I let a flat near Faversham station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover smaller places like North Street?

Yes. North Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Do you work on first-floor windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you have sealant for grey or black windows?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.

Does the work come with a guarantee?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Use gentle cleaners on frames and sealant
  • Keep timber frames painted
  • Keep jet washers away from the mastic
  • Wipe condensation off the frames

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

What happens if it’s left?

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. Where a wall is exposed, as many are in small places like North Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
