Frames and glazing around Low Street

Low Street is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around St James' Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like East Tilbury Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Window mastic in Low Street

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on composite doors, patio & French doors and window sills, and the jobs we see most are leaking joints at the ends of sills and rain getting in at the frame or under the sill.

Homes in small places like Low Street often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Honest limits

We won’t take on work that won’t last, so these are the limits:

  • Rotten timber, which needs a joiner first
  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours for a handful of frames, longer for a whole house for a typical job. For a village or hamlet like Low Street, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

Advice

Why deal with it now?

If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Older cottages and farmhouses around Low Street can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Your questions about window mastic in Low Street

Does living near the coast affect window mastic in Low Street?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Is Low Street within the area you cover?

Yes, Low Street is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can new window sealant be painted?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Will resealing my frames help with draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Wash the frames with mild soapy water
  • Keep timber frames painted
  • Keep jet washers away from the mastic
  • Clear any debris from frame drain holes

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Landlord and commercial work in Low Street

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

When to call us in Low Street

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

These are the problems we’re asked about most:

  • Cold air getting in at the frame edge
  • Cracked internal joints between frame and plaster
  • Leaking joints at the ends of sills
  • Mastic that has split away from the wall

For landlords with property near East Tilbury station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

10 questions to ask before booking

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
