Window mastic in Little Coxwell: local notes
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Buscot Park (about 3.2 miles north-west) nearby, there’s older building stock in the area around Little Coxwell as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you live in an older home near Church of St Mary, the joint between an old wall and a newer frame is normally the first place rain gets in.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Clean frames with a soft cloth and soapy water
- Keep drainage slots and sill grooves clear
- Repaint timber before it’s bare
- Ventilate rooms so frames do not stay wet inside
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Signs you need window mastic in Little Coxwell
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
Signs it’s time to call us include:
- Water coming in at the bottom corners of a door
- Draughty joints inside around the window
- A bead that does not match the frame
- Gaps left after new windows were fitted
For site and facilities teams at buildings such as Faringdon Community College, larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Whether all the old sealant comes out first
- The length of the guarantee
- What happens if the job turns out different
- How long to leave it before use
What the job involves on each surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal. We use a neutral-cure product.
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
How it works
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Somewhere as small as Little Coxwell, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed

Advice
What we cannot put right
We’ll always be straight with you, so here’s what sealant can’t fix:

- A failed sealed unit that has misted up
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
