Window & door mastic in Lea Valley, Hertfordshire
Problem with your window and door frames in Lea Valley? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Cold air getting in at the frame edge
- Draughty joints inside around the window
- Hard, cracked sealant around windows
Surface by surface
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
Window mastic in Lea Valley
Homes in Lea Valley have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you are dealing with draughty joints inside around the window and rain getting in at the frame or under the sill, we can help, whatever the surface.
Outdoor sealant needs dry, clean surfaces, so work on frames around Lea Valley is planned for dry weather. Let us know about access to all the frames, upstairs ones included.
Big or small, you get the same one-year guarantee.

Lea Valley questions
Will you come out to Lea Valley?
Yes, Lea Valley is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Harpenden station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.
Where are you based?
We work from Crawley. We cover Lea Valley and the rest of Hertfordshire, along with the rest of our area.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
What does window mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or send us an email and let us know what needs doing and where.
How long should I leave it?
It depends on the product. Before we leave, we will tell you the cure time.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Lea Valley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why choose Mr Mastic in Lea Valley

- Tidy, careful work

- Colour agreed with you before work begins

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Keep paint off silicone joints
- Keep drainage slots and sill grooves clear
- Wipe condensation off the frames
- Avoid harsh chemicals near the mastic
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
How we quote for window mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Mould in or behind the old joints
- The type of sealant required
- The number of rooms or windows
- Working hours on commercial sites
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Photos by email, if that is easy
- How we’d reach the joints
- Any previous sealing or DIY work
- What’s wrong with the joints now
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.
When something else is needed
We will not take on work that will not last, so here’s what sealant can’t put right:
- Faulty window hardware
- Worn gaskets, brush seals or a door that has dropped
- A frame that has rotted at the joint
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.
What we seal
- Aluminium frames
- Patio & French doors
- Window sills
- Composite doors
- Timber windows & doors
- uPVC windows
How it works
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning for a couple of windows and a door. In a small place like Lea Valley, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any tricky access
- Try not to wet indoor joints just before the visit

What window mastic looks like in Lea Valley
With historic houses such as Shaw's Corner (about 2.5 miles north-east) nearby, there’s older building stock in the area around Lea Valley as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Managing a site like High Beeches Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. Homes close to All Saints include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Harpenden station, renewing tired window mastic between tenants heads off draught and damp complaints.
