Window mastic in Hook End, done properly
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have gaps where the sill meets the wall and untidy mastic left by window fitters, we can help.
Homes in small places like Hook End often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
We stand behind the work with a one-year guarantee.

What we do, step by step
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes anything from an hour or two to a full day, depending on how many frames there are, and we explain the cure time before we leave. Somewhere as small as Hook End, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.

Yes. Several rooms, windows or areas can go on one quote.

Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Yes. We are fully insured for every job we do.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first.
What window mastic looks like in Hook End
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Mapledurham House (about 2.9 miles south) are a reminder that the area around Hook End has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For landlords with property near Pangbourne station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around St Peter and St Paul, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Leave it or put it right?
Resealing frames is a short job: the visit takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too. Around Hook End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Ventilate rooms so frames do not stay wet inside
- Look round the frames every year or so
- Don’t use solvent cleaners on the joint
- Make sure the drainage slots aren’t blocked
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
When to call us in Hook End
Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
If you can see any of these, it’s time to have the joints looked at:
- Untidy mastic left by window fitters
- Cracked sealant at the sill ends
- Cracked internal joints between frame and plaster
- Mastic that has split away from the wall
If you look after a building such as Checkendon Church of England (A) Primary School, its window and door frames need their mastic kept sound, just like a home’s.
