Window mastic near Grimsay

Window mastic in Grimsay

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Typical jobs include black, perished sealant on frames and sealant in the wrong colour for the frame, across composite doors, aluminium frames and patio & French doors.

Mastic can only go onto a dry joint, so outside work in Grimsay depends on the weather. Let us know about access to every frame, including any upstairs.

Our work is backed for twelve months, in Grimsay and everywhere else we cover.

How we quote for window mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • When we can work, for business premises
  • The old material and how stubborn it is

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • A few photos by email, if you can
  • The type of property
  • Whether it has been sealed before
  • Roughly how big the job is

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What we cannot put right

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Faulty window hardware
  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Composite doors

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. For a place like Grimsay, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in
  • Move anything stored near the joints

Advice

Grimsay: your questions answered

Is Grimsay in your area for window mastic?

Yes, Grimsay is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Does living near the coast affect window mastic in Grimsay?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before we start.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we are ARBOMaster approved applicators.

How long will my window job take?

Allow most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Surface by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. We use a neutral-cure product.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We will point out any rot we find, as a joiner will need to deal with it.

Grimsay homes and the weather

Grimsay is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Grimsay is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

In and around Grimsay, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. Whether the job is in Grimsay itself or nearby, the right material for each joint matters as much as a neat finish.

Why it’s worth doing now in Grimsay

Resealing frames is a short job: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Around Grimsay, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Clear any debris from frame drain holes
  • Check the mastic once a year
  • Keep jet washers away from the mastic
  • Clean frames with a soft cloth and soapy water

Silicone cannot usually be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
