Why deal with it now?

Resealing frames is a short job: it takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. In an older home around Fant, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What you get with us

  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first
  • More than 20 years in sealant work
  • 12-month guarantee on every job

How we handle window mastic in Fant

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with rushed sealant from a window installation and old mastic that has gone black or come away, on timber windows & doors, aluminium frames and patio & French doors.

Homes around Fant range from older properties to newer houses, and their windows range just as widely. Each frame material needs the right sealant against the right wall.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes most of a day for a typical house, less for a few frames and we leave things clean and tidy. Parking around Fant is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

Frames and glazing around Fant

With historic houses such as Stoneacre (about 3.9 miles east) nearby, there’s older building stock in the area around Fant as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as Parish Church of St Andrew, the joint between an old wall and a newer frame is generally the first place rain gets in. For landlords with property near East Farleigh station, renewing tired window mastic between tenants heads off draught and damp complaints.

How we quote for window mastic

We do not publish a price list. What we look at:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • When we can work, for business premises
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

When you call or email, these details help:

  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

What the job involves on each surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it, where a rigid one would crack.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Common questions in Fant

Will you come out to Fant?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do window mastic in Fant?

Yes. We work across London and the South East, and Fant is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Do you work on first-floor windows?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Are you insured?

Yes. We’re fully insured for every job we do.

Can you match the sealant to my frames?

Usually, yes. Tell us the frame colour when you get in touch and we’ll use the nearest match.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints
  • Use gentle cleaners on frames and sealant
  • Keep jet washers away from the mastic

Most silicone sealants won’t take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What we’re called out for in Fant

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Common reasons people contact us are:

  • Hard, cracked sealant around windows
  • Water coming in at the bottom corners of a door
  • Sealant in the wrong colour for the frame
  • Draughts coming in around windows and doors

Schools such as Jubilee Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
