How the job changes by surface

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

About our window mastic in Fairwarp

Homes in Fairwarp have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We are often asked to deal with rushed sealant from a window installation and damp patches on the reveal after heavy rain, across window sills, uPVC windows and composite doors.

Somewhere as small as Fairwarp, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What sealant work cannot fix

New sealant can’t fix everything, and we will tell you before we start. It won’t solve:

  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • Window sills
  • uPVC windows
  • Patio & French doors

What happens if it’s left?

Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Fairwarp can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Fairwarp, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can

Advice

Questions from Fairwarp

Do you cover smaller places like Fairwarp?

Yes, Fairwarp is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Buxted station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

How long does it take to reseal the windows on a house?

Allow most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you have insurance?

Yes. Full insurance covers our work.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

For anyone letting property in or around Fairwarp, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Frames and glazing around Fairwarp

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Rented homes near Buxted station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as St John the Evangelist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep timber frames painted
  • Make sure the drainage slots are not blocked
  • Wash the frames with mild soapy water
  • Do not use solvent cleaners on the joint

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
