Window mastic near Brandfold

How we handle window mastic in Brandfold

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you have a bead that doesn’t match the frame and rain getting in at the frame or under the sill, we can put it right, on uPVC windows, timber windows & doors and composite doors alike.

Homes in small places like Brandfold often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Where we work in Brandfold

  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills
  • Composite doors
  • uPVC windows

The process

We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours for a handful of frames, longer for a whole house. Somewhere like Brandfold needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Advice

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep drainage slots and sill grooves clear
  • Check the mastic once a year
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order

Silicone cannot normally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Different surfaces, different methods

Composite doors

Front doors take the weather head on. Those corners get the most care.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. We’ll point out any rot we find, as a joiner will need to deal with it.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Frames and glazing around Brandfold

With historic houses such as Scotney Castle (about 3.5 miles south-west) nearby, there’s older building stock in the area around Brandfold as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as St Mary's Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Goudhurst and Kilndown Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Marden station, renewing tired window mastic between tenants heads off draught and damp complaints.
