Walderslade Sand Mastic
Problem with your window and door surrounds in Walderslade? We cut out the old, prepare the joints and apply the right sealant.
- Mastic dropping out of the joint
- Cement or filler used on old window joints that has cracked
- Mastic worn away on windows facing the weather
Sand mastic in Walderslade, done properly
We work across Walderslade renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. Common call-outs are for failed mastic on an exposed elevation and draughty sash windows at the surround, across period & listed homes, stone surrounds and brick reveals.
Around Walderslade, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How we quote for sand mastic
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Where the job is, and your postcode
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.
Do you need sand mastic in Walderslade?
Water gets into small cracks in the mastic and loosens it further. Exposed elevations generally fail first.
These are the problems we are asked about most:
- Draughts and rain around sash boxes
- Window mastic to renew ahead of painting
- Mastic round period door frames that has failed
- Old cement repairs round a window that have failed
For an older house near a landmark such as St William's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What sealant work cannot fix
We will not take on work that will not last, so these are the limits:
- Sashes that rattle, stick or won’t open
- Decisions on consent for listed homes
- Cracked or broken glass

What happens on the day
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a single window, longer for several. Parking around Walderslade is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We check the window surrounds and agree which joints need renewing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- Clear the area around the work
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive

Walderslade homes and the weather
With historic houses such as Starkey Castle (about 3.3 miles north-west) nearby, there’s older building stock in the area around Walderslade as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Schools such as Tunbury Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Chatham station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Leave the new mastic unpainted
- Inspect the joints round the windows every year or so
- Go gently near the mastic when preparing windows
- Do not run silicone over sand mastic
Don’t touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.
Common questions in Walderslade
Is Walderslade within the area you cover?
Yes. Walderslade is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Chatham station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
How long does sand mastic take to go off?
It takes a while. The skin forms first, and the full set comes later, and we’ll tell you what to expect.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do I need permission for sand mastic on a listed building?
Your local planning authority is the one to ask. They’ll tell you if consent is needed for work to your windows.
Can new sealant go over the old?
No. The old sealant always comes out first.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What happens if it’s left?
An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. In a smaller place like Walderslade, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Why us?
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- An ARBOMaster approved applicator
- 20+ years of sealant experience
