What affects the quote in Styants Bottom

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The product the joint needs

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

To help us quote quickly, please include:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or email us.

Sand mastic in Styants Bottom, done properly

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. If you are dealing with modern sealant on a period surround and draughty sash windows at the surround, we can help, on tenement windows, timber door frames and period & listed homes alike.

In a village or hamlet like Styants Bottom, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

You get a 12-month guarantee, the same in Styants Bottom as everywhere else we work.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Somewhere like Styants Bottom needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why deal with it now?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Around Styants Bottom, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Why us?

Landlords, agents and businesses in Styants Bottom

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Styants Bottom homes and the weather

With historic houses such as Ightham Mote (about 1.9 miles south) nearby, there’s older building stock in the area around Styants Bottom as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Kemsing station change hands often, and any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near St Lawrence, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Ightham Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Decayed frames that need repair
  • Masonry that needs repairing
  • Decisions on consent for listed homes

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

What the job involves on each surface

Sash and case windows

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we’ll confirm what’s needed.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Have rotten timber repaired before new mastic goes in
  • Ask us before painting near the mastic
  • Keep modern sealant off the mastic
  • Clear gutters so water does not pour onto the windows

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
