Sand mastic near Stanborough

Sand mastic in Stanborough

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. If you are dealing with cement or filler used on old window joints that has cracked and failed mastic on an exposed elevation, we can help, on stone surrounds, period & listed homes and brick reveals alike.

In a village or hamlet like Stanborough, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

What sand mastic looks like in Stanborough

Historic houses like Hatfield House (about 2 miles south-east) are a reminder that the area around Stanborough has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Hatfield, which Stanborough is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. That mastic ages as well, and sills and frame heads are where leaks start.

Managing a site like Stanborough School? Then its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Welwyn Garden City station, older sash windows in a rental need their mastic kept sound to keep the weather out. For an older house near a landmark such as Church of St John the Evangelist, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Why it’s worth doing now in Stanborough

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. In a small place like Stanborough, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. In a small place like Stanborough, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Quotes for sand mastic in Stanborough

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

What we can’t put right

We won’t take on work that won’t last, so these are the limits:

  • Crumbling stone or brickwork round the window
  • Whether work needs listed building consent
  • Rotten sashes, sills or window boxes (a joiner’s job)

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

Common questions in Stanborough

Will you come out to Stanborough?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Welwyn Garden City station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.

How long does sand mastic take to go off?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Avoid heavy scraping on the mastic joint
  • Ask a joiner to look at soft timber first
  • Clear gutters so water doesn’t pour onto the windows

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
