Need sand mastic in South Street?

Sand mastic in South Street, done properly

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. If you’re dealing with window mastic to renew ahead of painting and cement or filler used on old window joints that has cracked, we can help, on timber door frames, tenement windows and period & listed homes alike.

Somewhere as small as South Street, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

What sand mastic looks like in South Street

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Homes close to The Parish Church of St Peter include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Chailey School, larger buildings have plenty of frames, and the mastic around each one ages.

Every job comes with our one-year guarantee. Our East Sussex coverage runs to 289 places, and South Street is one of them. You can also see our page for Brighton, roughly 9 miles from South Street.

What we’re called out for in South Street

Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint and we normally remove them.

These are the problems we are asked about most:

  • Mastic that needs renewing before redecorating
  • A silicone bead on a sash window that spoils the look
  • Cement or filler used on old window joints that has cracked
  • Open joints round the window box

Letting a property close to Plumpton station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

10 questions to ask before booking

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself generally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Somewhere as small as South Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height

Related advice

Why deal with it now?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and finishes neatly against the masonry. Where a wall is exposed, as many are in small places like South Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why book with us

  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Tidy, careful work
  • Old sealant always removed completely

When something else is needed

It helps to know what we cannot do too:

  • Broken panes
  • Decisions on consent for listed homes
  • Crumbling stone or brickwork round the window

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Sash and case windows
  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Period & listed homes

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Inspect the joints round the windows every year or so
  • Ask the planning authority about consent for listed or conservation-area homes
  • Do not run silicone over sand mastic
  • Ask us before painting near the mastic

Do not run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

How the job changes by surface

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair so it’s worth checking responsibilities.

Period and listed homes

On a listed home or in a conservation area, the right material matters. Like-for-like sand mastic is usually favoured.
