How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Plan mastic work ahead of painting
  • Leave the new mastic unpainted
  • Go gently near the mastic when preparing windows
  • Check with your local planning authority if your home is listed

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

How we handle sand mastic in Pegwell

Across Pegwell, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. If you’re dealing with mastic round period door frames that has failed and old sand mastic that has cracked, crumbled or fallen out, we can put it right, on sash and case windows, timber door frames and period & listed homes alike.

Outdoor sealant needs dry, clean surfaces, so work on frames around Pegwell is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

A one-year guarantee comes with the work, just as it does everywhere we cover.

FAQs for Pegwell

Is sand mastic in a coastal place like Pegwell any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for landlords with property near Ramsgate station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

How long does sand mastic take to go off?

Not straight away. The skin forms first, and the full set comes later and we’ll give you an idea for your job.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Pegwell, along with the rest of our area.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What exactly is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

What we do, step by step

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Pegwell, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before

Stone surrounds

Stone surrounds suit sand mastic well. It finishes to look like part of the surround.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why act early in Pegwell

Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Older cottages and farmhouses around Pegwell can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What sand mastic looks like in Pegwell

Pegwell is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Chilton Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Laurence include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Do you need sand mastic in Pegwell?

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

The most common problems we see are:

  • Cement or filler used on old window joints that has cracked
  • Gaps round a timber door in stone or brick
  • Modern sealant on a period surround
  • Open joints round the window box

If you let a flat or house near Ramsgate station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
