Sand mastic for homes and businesses in Pebmarsh

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We work on brick reveals, tenement windows and sash and case windows, and common reasons people get in touch are gaps between timber frames and stone or brick and tired mastic found when preparing windows for paint.

Mastic can only go onto a dry, clean joint, so window work in Pebmarsh is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

When to call us in Pebmarsh

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they generally need raking out.

If you can see any of these, it’s time to have the joints looked at:

  • Old cement repairs round a window that have failed
  • Cracked mastic round a front door frame
  • Draughts and rain around sash boxes
  • Gaps between timber frames and stone or brick

In the older streets around Parish Church of St John the Baptist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before you book

  • Is VAT in the price?
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared

Common questions in Pebmarsh

Do you work for landlords with property near Bures station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Will you come out to Pebmarsh?

Yes. Pebmarsh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Do I need permission for sand mastic on a listed building?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in.

Where is Mr Mastic based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

When will the new mastic be hard?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Ask a joiner to look at soft timber first
  • Clear gutters so water does not pour onto the windows
  • Keep modern sealant off the mastic
  • Don’t paint over the new mastic

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. Where a wall is exposed, as many are in small places like Pebmarsh, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Sand mastic in Pebmarsh: local notes

With historic houses such as Hedingham Castle (about 4.4 miles west) nearby, there’s older building stock in the area around Pebmarsh as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Bures station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours per window, depending on the condition of the joints, and the area is left clean. In a small place like Pebmarsh, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

New sealant can’t fix everything, and we’ll tell you before work begins. Sealant will not put right:

  • Decisions on consent for listed homes
  • Putty and glazing repairs
  • Masonry that needs repairing

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.
