Oxley's Green Sand Mastic
Our applicators work in Oxley's Green on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.
- Cracked mastic round a front door frame
- Wind and rain getting in round a sash window
- Weathered mastic on the most exposed windows
Sand mastic in Oxley's Green, done properly
Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We’re often asked to deal with tired mastic found when preparing windows for paint and gaps where the frame meets the masonry, across tenement windows, stone surrounds and sash and case windows.
Around Oxley's Green, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Oxley's Green: your questions answered
Will you come out to Oxley's Green?
Yes. Oxley's Green is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Oxley's Green in your area for sand mastic?
Yes, Oxley's Green is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels, and we’re fully insured.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Surface by surface
Period and listed homes
A traditional finish suits a period property, and sand mastic is one of them.
Tenement and terrace windows
Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Leave the new mastic unpainted
- Take care around the mastic when scraping paint
- Don’t run silicone over sand mastic
- Inspect the joints round the windows every year or so
Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Common problems we fix in Oxley's Green
Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.
These are the problems we’re asked about most:
- Open joints round the window box
- Gaps round a timber door in stone or brick
- Old sand mastic that has cracked, crumbled or fallen out
- Wind and rain getting in round a sash window
If you let a flat or house near Robertsbridge station, any sash windows need sound mastic to keep draughts and rain out.
Questions to ask before booking
- Who does the work, and how experienced they are
- What preparation is included
- Is the old sealant removed completely?
- What insurance they hold
Sand mastic in Oxley's Green: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Bateman's (about 1.9 miles north-west) are a reminder that the area around Oxley's Green has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you live in an older home near The Parish Church of St Thomas A Becket, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
