Sand mastic for sash & case windows in New Town, Oxfordshire
Professional sand mastic in and around New Town, with old sealant always removed completely and a 12-month guarantee.
- Modern sealant on a period surround
- Mastic worn away on windows facing the weather
- Gaps where the frame meets the masonry
How we handle sand mastic in New Town
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. We work on sash and case windows, brick reveals and stone surrounds, and the jobs we see most are gaps round a timber door in stone or brick and a silicone bead on a sash window that spoils the look.
Homes in small places like New Town often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

What the job involves on each surface
Stone surrounds
Stone surrounds suit sand mastic well. The finish blends with the masonry.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.
What happens on the day
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to a full day, depending on how many windows. Somewhere as small as New Town, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit
- Keep children and pets away from the work area
- Try not to wet indoor joints just before the visit
- Tell us if parking is tricky

How we quote for sand mastic
There’s no set price list. What we look at:
- Whether old sealant or filler has to be cut out
- How much there is to do
- Any working-time requirements on site
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

- Whether it has been sealed before
- What’s wrong with the joints now
- A few photos by email, if you can
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and send you a clear quote.
When it is not the sealant

Leave it or put it right?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. Around New Town, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Common problems we fix in New Town
Water gets into small cracks in the mastic and loosens it further. Exposed elevations usually fail first.
The problems people generally mention when they call include:
- Mastic dropping out of the joint
- Cracked mastic round a front door frame
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
In the older streets around St Stephen's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before booking
- What guarantee comes with the work
- Which colour the sealant will be
- What product goes in the joint
- What happens if the job turns out different
Windows and doors in New Town
With historic houses such as Basildon Park (about 1.4 miles north) nearby, there’s older building stock in the area around New Town as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Pangbourne station, any sash windows need sound mastic to keep draughts and rain out. Schools such as Basildon C.E. Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
