Sand mastic for Minnow End homes and businesses

Sand mastic in Minnow End, done properly

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes where a modern sealant bead would stand out. If you are dealing with open joints round the window box and failed mastic on an exposed elevation, we can put it right, whatever the surface.

Mastic can only go onto a dry, clean joint, so window work in Minnow End is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

Each job carries a 12-month guarantee, large or small.

Different surfaces, different methods

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we will confirm access.

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Around Minnow End, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Landlord and commercial work in Minnow End

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • Decayed frames that need repair
  • Planning or listed building consent (your local planning authority decides)
  • Broken panes

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What sand mastic looks like in Minnow End

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Chelmer Valley High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Homes close to Church of SS Mary and Laurence include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours per window, depending on the condition of the joints for a typical job. In a small place like Minnow End, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Minnow End questions

Is Minnow End within the area you cover?

Yes. Minnow End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Beaulieu Park station. Can you help?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

When to call us in Minnow End

Paint, silicone or cement used over old mastic causes problems. They do not move with the timber, and they normally need raking out.

Keep an eye out for these signs:

  • Weathered mastic on the most exposed windows
  • Tired mastic found when preparing windows for paint
  • Open joints round the window box
  • Cement or filler used on old window joints that has cracked

Rented homes near Beaulieu Park station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

  • Whether you can choose the colour

  • How much experience the applicator has

How to choose a mastic man

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
