Sand mastic near Ickleford

Sand mastic in Ickleford

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. Common call-outs are for failed mastic on an exposed elevation and mastic round period door frames that has failed, on period & listed homes, brick reveals and stone surrounds.

In a village or hamlet like Ickleford, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Signs you need sand mastic in Ickleford

Timber swells and shrinks with the weather. The movement cracks the mastic over time.

Most people get in touch when they notice one of these:

  • Mastic round period door frames that has failed
  • Modern sealant on a period surround
  • Old sand mastic that has cracked, crumbled or fallen out
  • Tired mastic found when preparing windows for paint

Letting a property close to Hitchin station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

What your quote should include

  • What the cure time is
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared
  • How long the guarantee is

Our hiring checklist

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours per window, depending on the condition of the joints, including the tidy-up. Somewhere as small as Ickleford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height

Ickleford homes and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Ickleford Primary School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Church of St Katharine, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep sills and gutters clear so water drains away
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive
  • Ask the planning authority about consent for listed or conservation-area homes

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracked or broken glass
  • Sash cords, weights and draught-proofing of the sashes
  • Decisions on consent for listed homes

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Questions from Ickleford

Do you cover smaller places like Ickleford?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Hitchin station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Should I check with the council before work on a listed or conservation-area home?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

Which is right for my windows, sand mastic or modern sealant?

We’ll talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Can you match the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Different surfaces, different methods

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.
