Why it’s worth doing now in Hornton
Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. In a small place like Hornton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Common call-outs are for silicone on a period window that looks wrong and gaps round a timber door in stone or brick, across tenement windows, stone surrounds and period & listed homes.

How we quote for sand mastic
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Any mould that needs treating
- Access and height
- The type of sealant required
- The number of rooms or windows
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- Where the job is, and your postcode
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work before giving you a price.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Decisions on consent for listed homes
- Rotten sashes, sills or window boxes (a joiner’s job)
- Crumbling stone or brickwork round the window
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Hornton homes and the weather
Historic houses like Upton House (about 1.6 miles west) are a reminder that the area around Hornton has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Managing a site like Hornton Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Period and listed homes
A traditional finish suits a period property, and sand mastic is one of them.

Common problems we fix in Hornton
Timber frames move with the seasons. The movement cracks the mastic over time.
The problems people generally mention when they call are:
- Gaps round a timber door in stone or brick
- Window mastic to renew ahead of painting
- Modern sealant on a period surround
- Cement or filler used on old window joints that has cracked
In the older streets around Church of St John the Baptist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

FAQs for Hornton
Is there a guarantee on sand mastic in Hornton?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Hornton?
Yes. Hornton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can old silicone round a sash window be swapped for sand mastic?
In most cases. The silicone is cut out and the joint cleaned, then point it with sand mastic.
What happens on the day

The work itself takes a few hours per window, depending on the condition of the joints from start to finish. - Each surround is checked first.

- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Before we arrive

Advice
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
