Sand mastic in Hadham Cross, done properly
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We’re often asked to deal with mastic that needs renewing before redecorating and modern sealant on a period surround, on tenement windows, sash and case windows and timber door frames.
In a village or hamlet like Hadham Cross, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

What sand mastic looks like in Hadham Cross
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Much Hadham Palace (about 0.8 miles north-east) nearby, there’s older building stock in the area around Hadham Cross as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Can I do it myself?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Can new sealant go over the old?
No. We remove every bit of old sealant first.

What the job involves on each surface
Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
Brick reveals
We rake out the old mastic and pack deep voids before the new mastic goes in.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Ask a joiner to look at soft timber first
- Clear gutters so water does not pour onto the windows
- Do not run silicone over sand mastic
- Leave the new mastic unpainted
Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Signs you need sand mastic in Hadham Cross
Rain on the window surround works into any crack and loosens it further. Exposed elevations normally fail first.
Keep an eye out for any of the following:
- Crumbling sand mastic round a window
- Window mastic to renew ahead of painting
- Cracked mastic round a front door frame
- Gaps between timber frames and stone or brick
Schools such as St Andrew's CofE Primary School and Nursery are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
