What we are called out for in Finberry

Over the years, sand mastic weathers. It hardens, cracks and starts to come away from the frame or the masonry.

Signs it’s time to call us include:

  • Gaps between timber frames and stone or brick
  • Gaps round a timber door in stone or brick
  • Tired mastic found when preparing windows for paint
  • Old sand mastic that has cracked, crumbled or fallen out

For an older house near a landmark such as Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • How much experience the applicator has

  • How the surfaces are prepared before sealing

10 questions to ask before you book

About our sand mastic in Finberry

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We are often asked to deal with open joints round the window box and draughty sash windows at the surround, across brick reveals, stone surrounds and timber door frames.

In a village or hamlet like Finberry, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

The process

The work is kept neat and contained to the area we are working on. The job generally takes a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. In a small place like Finberry, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

Advice

What affects the quote in Finberry

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Which sealant suits the joint

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

Helping us quote

To help us quote quickly, please include:

  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Sand mastic in Finberry: local notes

With historic houses such as Godinton House (about 4 miles north-west) nearby, there’s older building stock in the area around Finberry as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Avoid heavy scraping on the mastic joint
  • Inspect the joints round the windows every year or so
  • Keep modern sealant off the mastic
  • Check with your local planning authority if your home is listed

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.
