Sand mastic for Dagnall homes and businesses

How we handle sand mastic in Dagnall

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. If you’re dealing with mastic that needs renewing before redecorating and mastic round period door frames that has failed, we can put it right.

Homes in small places like Dagnall often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

What affects the cost of sand mastic

For a quick quote, just ask. What matters most is:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • The type of sealant required
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

What to tell us for a quote

When you call or email, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • How we’d reach the joints
  • Photos by email, if that’s easy

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. For a village or hamlet like Dagnall, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep sills and gutters clear so water drains away
  • Ask a joiner to look at soft timber first
  • Do not run silicone over sand mastic
  • Avoid heavy scraping on the mastic joint

Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

What the job involves on each surface

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Common problems we fix in Dagnall

Water gets into small cracks in the mastic and pushes it out. Exposed elevations generally fail first.

Most people get in touch when they notice one of these:

  • Old cement repairs round a window that have failed
  • Mastic round period door frames that has failed
  • Mastic worn away on windows facing the weather
  • Mastic that needs renewing before redecorating

Managing a site like Dagnall VA Church of England School? Then its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • How long to leave it before use
  • Who does the work, and how experienced they are
  • Whether the sealant suits the joint
  • How long the guarantee is

Frames and glazing around Dagnall

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Church of All Saints include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Tring station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Your questions about sand mastic in Dagnall

Will you come out to Dagnall?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Tring station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

How long does sand mastic take to harden?

It forms a skin fairly soon and it hardens fully over a longer time. Timing depends on the weather and the joint.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Where are you based?

Mr Mastic is based in Crawley. We cover Dagnall and the rest of Hertfordshire.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Masonry that needs repairing
  • Sash cords, weights and draught-proofing of the sashes
  • Putty and glazing repairs

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
