Sand mastic for homes and businesses in Creag Ghoraidh
We work across Creag Ghoraidh renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We work on sash and case windows, brick reveals and timber door frames, and common reasons people get in touch are old cement repairs round a window that have failed and mastic worn away on windows facing the weather.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
There’s a 12-month guarantee on every job, whatever its size.

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Make sure water runs off the sill
- Renew mastic before redecorating the windows
- Ask us before painting near the mastic
- Get any rot dealt with first
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Creag Ghoraidh questions
Does living near the coast affect sand mastic in Creag Ghoraidh?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Is Creag Ghoraidh in your area for sand mastic?
Yes, Creag Ghoraidh is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Can you replace silicone on a period window with sand mastic?
Yes, we do this often. All the old silicone is removed first so the mastic beds in well.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
