Sand mastic in Boxted Cross, done properly

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on period & listed homes, tenement windows and sash and case windows, and the jobs we see most are cracked mastic round a front door frame and weathered mastic on the most exposed windows.

Mastic can only go onto a dry, clean joint, so window work in Boxted Cross is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

All our work comes with our 12-month guarantee.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When it is not the sealant

It helps to know what we can’t do:

  • Sash cords, weights and draught-proofing of the sashes
  • Broken panes
  • Crumbling stone or brickwork round the window

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

Surfaces we seal

  • Brick reveals
  • Stone surrounds
  • Timber door frames
  • Period & listed homes
  • Tenement windows
  • Sash and case windows

The process

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. The work normally takes a few hours for a single window, longer for several. Somewhere like Boxted Cross needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Sort the mastic before the decorators arrive
  • Don’t run silicone over sand mastic
  • Leave the new mastic unpainted
  • Ask the planning authority about consent for listed or conservation-area homes

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

Frames and glazing around Boxted Cross

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Castle House (about 3.4 miles east) are a reminder that the area around Boxted Cross has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you look after a building such as Boxted St Peter's Church of England School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Church of St Peter, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Colchester station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

What affects the quote in Boxted Cross

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • Whether the work is at height

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

To make quoting easier, please include:

  • Where the job is, and your postcode
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Why act early in Boxted Cross

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a small place like Boxted Cross, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
