Boreham Sand Mastic

Our applicators work in Boreham on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a one-year guarantee.

  • Gaps between timber frames and stone or brick
  • Old sand mastic that has cracked, crumbled or fallen out
  • Mastic that needs renewing before redecorating

Trusted sand mastic in Boreham

Surface by surface

Brick reveals

Gaps between frame and brick let in rain and draughts. New mastic seals the gap.

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

Sand mastic in Boreham

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. If you’re dealing with draughty sash windows at the surround and old cement repairs round a window that have failed, we can put it right, whatever the surface.

Many houses in smaller places like Boreham have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows.

Your job is guaranteed for a year, as with all our work.

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Putty and glazing repairs
  • Timber that has rotted
  • Sash cords, weights and draught-proofing of the sashes

If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Surfaces we seal

  • Sash and case windows
  • Stone surrounds
  • Timber door frames
  • Tenement windows
  • Brick reveals
  • Period & listed homes

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep modern sealant off the mastic
  • Look over the window mastic once a year
  • Ask the planning authority about consent for listed or conservation-area homes
  • Clear gutters so water doesn’t pour onto the windows

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

For anyone letting property in or around Boreham, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. In a smaller place like Boreham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children

Advice

Boreham homes and the weather

Historic houses like Danbury Place (about 3.2 miles south) are a reminder that the area around Boreham has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Boreham Primary School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Beaulieu Park station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

Questions from Boreham

Do you cover Boreham for sand mastic?

Yes. We work across London and the South East, and Boreham is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

Can you help a landlord with a rental near Beaulieu Park station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We’ll explain what to expect before we leave.

Why it’s worth doing now in Boreham

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. In an older home around Boreham, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why choose Mr Mastic in Boreham

  • Approved under the ARBOMaster scheme
  • We never seal over old sealant
  • 20+ years of sealant experience

What affects the cost of sand mastic

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or send us an email.
