Sand mastic for Bitterne Manor homes and businesses

Sand mastic in Bitterne Manor, done properly

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We work on stone surrounds, timber door frames and sash and case windows, and the jobs we see most are wind and rain getting in round a sash window and failed mastic on an exposed elevation.

Homes around Bitterne Manor range from older properties to newer houses, and their windows range just as widely. Each frame material needs the right sealant against the right wall.

Whatever the size of the job, it’s backed by our one-year guarantee in Bitterne Manor and across Southampton.

Common questions in Bitterne Manor

Is sand mastic in a coastal place like Bitterne Manor any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you come out to Bitterne Manor?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes. Full insurance covers our work.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll talk you through it.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you need sand mastic in Bitterne Manor?

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

If you can see any of these, it’s time to have the joints looked at:

  • Cement or filler used on old window joints that has cracked
  • Gaps between timber frames and stone or brick
  • Mastic that needs renewing before redecorating
  • Modern sealant on a period surround

Rented homes near Bitterne station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

How to choose a mastic man

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

The process

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we explain the cure time before we leave. Parking around Bitterne Manor is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Aftercare tips

So the new joints stay in good condition:

  • Leave the new mastic unpainted
  • Clear gutters so water does not pour onto the windows
  • Go gently near the mastic when preparing windows
  • Inspect the joints round the windows every year or so

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

An open joint round the box lets weather through. Left, the gap tends to get bigger.

Windows and doors in Bitterne Manor

Bitterne Manor is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St Denys, the joint between an old wall and a newer frame is normally the first place rain gets in. If you look after a building such as Bitterne Manor Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Why deal with it now?

Filling over old, loose mastic doesn’t last. We remove the loose material first so the new mastic stays put. In an older home around Bitterne Manor, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

How the job changes by surface

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
