Sand mastic near Binsey

The process

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Binsey needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive

Advice

About our sand mastic in Binsey

We work across Binsey renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. Common call-outs are for wind and rain getting in round a sash window and old cement repairs round a window that have failed, on timber door frames, brick reveals and sash and case windows.

Homes in small places like Binsey often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Brick reveals

Sand mastic is also used where timber frames meet brick. It suits older brickwork.

Why it’s worth doing now in Binsey

Filling over old, loose mastic does not last. We remove the loose material first so the new work lasts. Around Binsey, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Renew mastic before redecorating the windows
  • Do not run silicone over sand mastic
  • Find out about consent before window work on a listed home
  • Check the mastic when you check the paintwork

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

When something else is needed

In fairness, some problems need a different trade:

  • Crumbling stone or brickwork round the window
  • Planning or listed building consent (your local planning authority decides)
  • Broken panes

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sand mastic in Binsey: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Holywell Manor (about 2.2 miles south-east) nearby, there’s older building stock in the area around Binsey as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For landlords with property near Oxford station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Botley School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Church of St Margaret, the joint between an old wall and a newer frame is normally the first place rain gets in.
