Remedial sealant near Ringshall

Remedial sealant in Ringshall

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out before the joint can be done properly. If you’re dealing with a second bead peeling off the first and dark patches showing through the sealant, we can put it right, on failed movement joints, botched or over-sealed joints and expansion joints alike.

For a small place like Ringshall, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Our work is backed for twelve months, in Ringshall and everywhere else we cover.

I let a flat near Tring station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Where is Mr Mastic based?

Is remedial work guaranteed?

Yes. You get our 12-month guarantee, and we are fully insured.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Get the cause of a repeat leak found before resealing
  • Do not add new sealant on top of old
  • Clean sealant with mild products only
  • Do not wait for a small gap to become a leak

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

How the visit works

The work is kept neat and contained to the joints we’re treating. The job usually takes a few hours, depending on how many layers have to come out, and we explain the cure time before we leave. For a village or hamlet like Ringshall, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Failed tanking or loose tiles behind the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Surfaces we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

Different surfaces, different methods

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How we quote for remedial sealant

Call for a quick quote. The main things that affect it are:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • How much there is to do
  • The type of sealant required

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
