Remedial sealant near Howwood

About our remedial sealant in Howwood

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint will not last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you’re dealing with leaks that keep coming back after resealing and black mould underneath the bead, we can help.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job, large or small.

Howwood homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Letting a property close to Howwood station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Questions from Howwood

I let a flat near Howwood station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can you do remedial sealant in Howwood?

Yes. Our work covers the whole of Scotland, and Howwood is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

How much does remedial sealant cost in Howwood?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

My shower still leaks after a reseal. Can you sort it?

Yes, usually. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What if the leak is not the sealant?

We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Leaking tray & enclosure joints

What affects the quote in Howwood

Your quote is based on your job. We look at:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Access and height
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Roughly how big the job is

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Common problems we fix in Howwood

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.

The problems people normally mention when they call include:

  • A second bead peeling off the first
  • Decorators’ caulk around a bath or shower
  • Wide, uneven beads that look worse than the old ones
  • Mould trapped under a layer of silicone

Around Howwood, as everywhere, remedial sealant is only as good as the preparation behind it.

What your quote should include

  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • How long to leave it before use
  • How the surfaces are prepared before sealing

The process

Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. For a place like Howwood, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Report a tray that rocks or a worktop that lifts
  • Find out why the sealant failed first
  • Keep the room well ventilated
  • Never seal over old silicone

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

What happens if it’s left?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. In an older home around Howwood, damp from a failed joint can get into timber and plaster.
