Cockpole Green Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Cockpole Green and across Wokingham. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Decorators’ caulk around a bath or shower
- A shower that leaks however often it’s resealed
- Thick, messy sealant smeared over tiles
Common problems we fix in Cockpole Green
A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the new layer peels, and damp and mould settle between them.
People generally contact us when they notice something like this:
- Over-sealed joints coming away
- Wide, uneven beads that look worse than the old ones
- Repeat leaks from the same joint
- Sealant peeling off a dusty or damp surface
For site and facilities teams at buildings such as Crazies Hill CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How we handle remedial sealant in Cockpole Green
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. We’re often asked to deal with dark patches showing through the sealant and caulk or the wrong sealant used in a wet area, on botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints.
Being in a small place like Cockpole Green makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Surface by surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, then reseal neatly.
Mouldy bath & shower sealant
Repeat mould normally points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.
Remedial sealant in Cockpole Green: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Rented homes near Shiplake station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. For an older house near a landmark such as St Paul's Mission Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Looking after it afterwards
Aftercare is simple:
- Keep the room well ventilated
- Clean sealant with mild products only
- Always have old sealant cut out, not covered
- Get the cause of a repeat leak found before resealing
Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
Cockpole Green: your questions answered
Do you cover smaller places like Cockpole Green?
Yes, Cockpole Green is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Cockpole Green in your area for remedial sealant?
Yes. Our work covers London and the South East, and Cockpole Green is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.
Can you remove sealant that is been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Wokingham.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
My shower still leaks after a reseal. Can you sort it?
Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Can I add another job to the visit?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
When something else is needed
Before booking, it’s worth knowing the limits too:
- A bath, tray or worktop that moves until it’s properly fixed
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. Somewhere as small as Cockpole Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions

Why deal with it now?
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Older cottages and farmhouses around Cockpole Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.
