How we handle remedial sealant in Aveley

A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. Common call-outs are for wide, uneven beads that look worse than the old ones and black mould underneath the bead, on mouldy bath & shower sealant, botched or over-sealed joints and shrunken worktop sealant.

Smaller places like Aveley still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • A leaking trap, valve or supply pipe
  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints

What we do, step by step

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work starts. Most jobs take a few hours, depending on how many layers have to come out. A visit to Aveley is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Signs you need remedial sealant in Aveley

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

Any of these means the joints need attention:

  • Worktop sealant that has shrunk and split
  • Leaks that keep coming back after resealing
  • Movement joints that have split or pulled away
  • Smears and lumps from a botched reseal

Managing a site like Ormiston Park Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • How the surfaces are prepared before sealing
  • How long the guarantee is
  • Who does the work, and how experienced they are
  • What the cure time is

Your questions about remedial sealant in Aveley

Can you do remedial sealant in Aveley?

Yes. We work across London and the South East, and Aveley is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Is Aveley within the area you cover?

Yes. Aveley is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long will it take to strip and reseal the joint?

The number of joints and layers decides it. You will have a timescale before any work begins.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Can you remove sealant that is been put over old sealant?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Deal with small splits early
  • Do not add new sealant on top of old
  • Keep an eye on the ceiling below the bathroom
  • Check trays and worktops do not move

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.

Remedial sealant around Aveley

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Michael, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Purfleet station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Different surfaces, different methods

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is usually part of the cause. Along with resealing, we’ll mention if the room needs better ventilation.
