Regrouting in Tilty

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We’re often asked to deal with floor grout that won’t come clean and good tiles let down by tired grout, across tiled floors, bathroom wall tiles and bathroom floors.

Somewhere as small as Tilty, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits

It helps to know what we can’t do:

  • Damaged tiles that need replacing
  • A leaking wet room membrane
  • A structure that flexes behind the tiles

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

Tilty homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to Church of St Mary the Virgin include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Leave it or put it right?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Where a wall is exposed, as many are in small places like Tilty, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Give the walls a quick rinse after use
  • Avoid neat bleach and strong acid descalers on grout
  • Stick to mild products for cleaning grout
  • Clean with a soft brush, not anything metal

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

How the job changes by surface

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to a full day, depending on the area. In a small place like Tilty, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Advice

Tilty: your questions answered

I let a flat near Stansted Airport station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Is Tilty within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long should I wait before showering?

Before we leave, we’ll tell you how long to wait. The grout and sealant both need to cure before they get wet.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. Darker grout can hide marks and lighter grout gives a fresher look.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Common problems we fix in Tilty

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that’s used every day.

Keep an eye out for any of the following:

  • Splashback grout that has darkened
  • Cracked or crumbling grout lines
  • Grout that stays dark however much it’s cleaned
  • Grout in a colour the owner wants to change

For landlords with property near Stansted Airport station, a regrout while the flat is empty is quicker than working around a tenant.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
