Regrouting for St Denys homes and businesses

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Regrouting for homes and businesses in St Denys

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom floors, shower walls and wet rooms, and the jobs we see most are grout that stays dark however much it’s cleaned and corners filled with grout instead of silicone.

In and around St Denys, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. In a smaller place like St Denys, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Mention if the joints have been sealed before

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Open a window or run the fan to clear steam
  • Get any tile that moves checked promptly
  • Do not use strong acidic cleaners on grout
  • Wipe water off the walls when you are done

Have any tile that moves checked straight away. Movement will crack the new grout and lets water in.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

What regrouting looks like in St Denys

St Denys is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. St Denys has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near St Denys station, a regrout while the flat is empty is quicker than working around a tenant. For an older house near a landmark such as Church of St Denys, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Waterproofing that has failed below the tiling
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Movement in a stud wall or floor

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

St Denys questions

Can you help a landlord with a rental near St Denys station?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to St Denys?

Yes. St Denys is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Is resealing included with regrouting?

Normally, yes. The corners and edges should be silicone, and it makes sense to renew both together.

Do you grout the corners?

We seal corners with silicone. They move slightly and grout can’t take that movement.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Signs you need regrouting in St Denys

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.

Signs it’s time to call us include:

  • Dirty, worn grout on a tiled floor
  • Stained grout that cleaning won’t shift
  • Shower grout that has worn away
  • Cracked or crumbling grout lines

Schools such as St Denys Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • How long to leave it before use
  • What product goes in the joint
  • How long the guarantee is
  • Is the old sealant removed completely?

10 questions to ask before you book

How the job changes by surface

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

Wet rooms

New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.
