What the job involves on each surface

Windows and doors

A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.

Skirting and floors

Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.

New build mastic in Tide Mills: local notes

Tide Mills is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Around Tide Mills, as everywhere, new build mastic is only as good as the preparation behind it.

Signs you need new build mastic in Tide Mills

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

It’s worth asking for a quote if you see:

  • Sealant work across a run of new homes
  • New-build shower sealant that has already split
  • Sealant applied over dusty or wet surfaces
  • Joints pulling apart as timber shrinks

If you’ve bought a new home near Bishopstone (Sussex) station, the sealant around baths, showers and frames is worth checking in the first year or two.

Quotes for new build mastic in Tide Mills

The price is agreed before any work begins. It’s based on:

  • Mould in or behind the old joints
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, call 0345 464 0079 or send us an email.

Honest limits

To be straight with you, some problems need a different trade:

  • Plumbing faults behind the sealant
  • Baths and trays that move too much for sealant to cope with
  • Deciding who is responsible under a builder’s warranty

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

Questions from Tide Mills

I let a flat near Bishopstone (Sussex) station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Is Tide Mills in your area for new build mastic?

Yes, Tide Mills is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

When is the best time to reseal in a new build?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours in a single home, depending on the size of the job. For a village or hamlet like Tide Mills, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Finally, each room is checked and you are given the cure time.

Advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Avoid running a DIY bead over the old one
  • Check bath and shower seals every few months as the house settles
  • Raise failed sealant with the developer while you are covered
  • Act quickly if a seal starts to leak

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you so report it promptly.

Leave it or put it right?

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. Where a wall is exposed, as many are in small places like Tide Mills, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
