New build mastic for homes and businesses in Stalisfield
Across Stalisfield, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: cut out, clean, prime where needed and reseal neatly. We work on kitchens, plot handovers and bathrooms & en suites, and common reasons people get in touch are second-fix sealing on new plots and joints pulling apart as timber shrinks.
Around Stalisfield, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
All of our work is guaranteed for twelve months, in Stalisfield and everywhere else we cover.

Stalisfield: your questions answered
Do you work for landlords with property near Charing station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Will you come out to Stalisfield?
Yes. Stalisfield is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How long before the joint can be used?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Can you reseal over the builder’s sealant?
No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do you work for developers?
Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep water off fresh sealant until it has cured
- Wipe joints with warm soapy water
- Check bath and shower seals every few months as the house settles
- Avoid running a DIY bead over the old one
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
What the job involves on each surface
Kitchens
Sink joints are wet all the time. A kitchen sealant goes in there.
Skirting and floors
Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

What affects the cost of new build mastic
Call for a quick quote. What matters most is:
- The size of the job
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
What we need to know
When you contact us, these details help:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before

What new build mastic looks like in Stalisfield
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you’ve bought a new home near Charing station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Stalisfield, as everywhere, new build mastic is only as good as the preparation behind it.

What sealant work can’t fix
It helps to know what we cannot do too:
- Broken tiles or a split tray
- Baths and trays that move too much for sealant to cope with
- Plumbing faults behind the sealant
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.
What we seal

What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot. Where a wall is exposed, as many are in small places like Stalisfield, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit is normally more efficient than separate visits. We will send you a clear quote for the lot.

The process
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours in a single home in most cases. Somewhere as small as Stalisfield, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked for movement before work begins.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Before we arrive
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
