New build mastic for homes and businesses in Potarch
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. If you have cracked caulk along new skirting and messy sealant that spoils new finishes, we can put it right, on windows & doors, bathrooms & en suites and show homes alike.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
There’s a 12-month guarantee on every job.

Potarch questions
Do you cover Potarch for new build mastic?
Yes, Potarch is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Is new build mastic in Potarch guaranteed?
All our work, in Potarch and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Are you insured?
Yes. Full insurance covers our work.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Quotes for new build mastic in Potarch
Every job gets its own quote. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- Whether the work is at height
- The number of rooms or windows
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- If someone has resealed it before
- The address or postcode of the job

Common problems we fix in Potarch
Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.
People normally contact us when they notice one of these:
- Kitchen sealant that has pulled off the wall
- Beads laid onto grit and dust from the build
- New-build shower sealant that has already split
- Plot mastic for developers ahead of handover
For jobs in and around Potarch, choosing the right material for each joint is as important as a tidy finish.
Questions to ask before you book
- Whether they’re fully insured
- How the surfaces are prepared before sealing
- The length of the guarantee
- What happens if they find a problem under the old sealant
Leave it or put it right?
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Open a window or run the fan after bathing
- Look at the sealant regularly in the first couple of years
- Photograph failed sealant before it’s redone
- Clean sealant with mild detergent, not abrasives
Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.
Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.
How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours in a single home for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Preparing for the visit
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Deciding who is responsible under a builder’s warranty
- A tray or bath that is not properly supported, until it’s fixed
- Structural cracks in walls or ceilings
